Life-Threatening Emergency? Call These First

Your safety comes first. Always evacuate if in danger and call from a safe location.
Critical Safety Protocols
If You Smell Gas:
- Don’t touch light switches or electrical devices
- Evacuate immediately—don’t stop for belongings
- Call 13 13 52 from outside in a safe location
- Never use phones inside if you smell gas
Damaged Power Lines:
- Stay back at least 8 meters
- Assume all lines are live and deadly
- Call 13 13 51 immediately
- Never approach or touch anything near the line
Flooding in Common Areas:
- Turn off power at mains (only if safe)
- Take photos for insurance claims
- Call Insurers
- Alert residents if necessary
What Is Considered an Emergency?
Emergency - Call Immediately
Situations that pose a risk to safety or could cause significant damage to common property:
- Burst pipes affecting shared areas
- Total power failure in common property
- Gas leaks or strong smell of gas
- Structural damage creating a safety hazard
- Security breaches or break-ins to common areas
- Fire or smoke in common property
- Lift breakdowns (especially if someone is trapped)
- Major roof leaks during storms affecting shared areas
Not an Emergency – Attend During Business Hours
These issues can wait for normal business hours or be handled by your own contractor:
- Issues inside your individual unit
- Appliance faults within your unit
- Dripping taps in your unit
- Light bulb replacements
- Noise complaints or noisy neighbours
Save money by waiting until Monday–Friday, 9 AM–5 PM, or contact your own contractor.

The contractors listed below have kindly offered to assist with genuine after-hours emergencies. While they do their best to be available, there may be times when they are unable to attend or cannot be reached.
If you find yourself in this situation, you are welcome to contact another contractor of your choice. We simply ask that you confirm the call-out cost in advance and ensure that the price is reasonable. As a general guide, if it isn’t a cost you would be comfortable paying yourself, it may not be one the Strata Company should pay either.
